When the buyer withdraws his offer

Whether you are buying or selling a property, certain unforeseen situations may occur. For example:

  • financing withdrawal
  • job loss
  • separation
  • fire
  • a surveying problem

Such occurrences may delay and even cancel the signing of the deed of sale. With the RE/MAX Tranquilli-T program, if such a situation should occur anytime after all the conditions of the offer to purchase are met, the additional charges incurred over and above $300 are covered by the program for a period of 180 days, up to a maximum of $25,000.

CLIENTS COVERED BY TRANQUILLI-T

  • RE/MAX clients are reimbursed for additional expenses incurred due to such unforeseen circumstances.

CLIENTS NOT COVERED BY TRANQUILLI-T

  • Clients must pay the additional expenses incurred due to the unforeseen circumstances.


When the buyer dies

With the RE/MAX Tranquilli-T Program, in the event of death of either the buyer or his/her spouse, you will be protected and the transaction will be guaranteed. In fact, between the time when all the conditions of the offer to purchase are met and the signing takes place at the notary's office, if the Estate no longer wants to buy the house, the agreed upon selling price is paid to you by the program.

CLIENTS COVERED BY TRANQUILLI-T

  • The seller receives the selling price as agreed in the offer to purchase.
  • The seller can continue with his plans with full peace of mind.
  • The sale of the property is handled by the program.

CLIENTS NOT COVERED BY TRANQUILLI-T

  • Following the death, the sale is postponed until the Estate is settled.
  • The seller risks losing the house on which he has made an offer.
  • The seller has to pay the additional costs incurred as a result of the buyer's death.

Legal assistance and legal protection

The Tranquilli-T Program provides you with free legal consultation as well as legal coverage, for any legal problems related to your transaction. Within twelve months after signing the deed of sale at the notary's office, if you should have a question or a concern, such as neighbour problems or if you have found a hidden defect, you have access to various resources in order to reach a favourable settlement:

  1. Free telephone consultation. Answers, advice or recommendations will be given to you by a lawyer who is competent in real estate transactions.
  2. In the event that legal procedures become necessary, legal fees will be covered up to $5,000 per incident, up to a maximum of $10,000.

CLIENTS COVERED BY TRANQUILLI-T

  • During the 12-month period after signing the deed of sale, RE/MAX clients:
    1. benefit from complete legal assistance
    2. will be reimbursed up to $5,000 in legal expenses, per incident, up to a maximum of $10,000.

CLIENTS NOT COVERED BY TRANQUILLI-T

  • The client will have to pay all expenses related to legal consultations and legal proceedings.

Eligibility Requirements

  • Whether in buying or selling a property, you must be represented by a participating RE/MAX agent in order to benefit from this program.
  • This program applies only to residential buildings with 5 dwellings or less and only in cases where the owner is also an occupant.
  • The program is applicable to main or second homes of $2 million in value or less.
  • This program is solely for people and does not cover legal entities—for example, developers, contractors or Estates, which act as a buyer or seller within a real estate transaction.
  • Newly-built homes are not eligible.
  • The protection will take effect as soon as your agent has given you your certificate of protection. This certificate will be issued when all conditions of the offer to purchase have been met, except the signing of the deed of sale.
  • This protection is offered to you at no extra charge.
